Purpose of the site

DSCRLoanQuote.com provides rental property calculators and a way to request a personal financing scenario review from Dave Overholser at NEXA Lending. Information on the site is for general information and investment property analysis. Available financing is subject to applicable licensing, program rules and underwriting.

Calculator estimates

The calculator uses the figures and assumptions you enter. Results can differ from actual operating performance and a lender's qualifying calculations. Rent, value, taxes, insurance, association dues, vacancy, repairs, management costs, financing terms and other figures must be independently verified. The entered interest rate is an assumption, not a current rate quote or lock. Calculator outputs are not an appraisal, a commitment to lend, loan approval, or tax or investment advice.

Scenario review and financing

A scenario submission is an inquiry, not a completed loan application. A receipt confirms that a request was received for review; it does not confirm eligibility, availability, a rate, or loan approval. Preliminary program review may identify information that needs clarification and is subject to verification of current lender requirements. Actual financing requires the appropriate application, documentation and underwriting process. Programs and terms can change and may not be available in every location.

Your information and choices

Provide accurate information and contact details that you are authorized to use. Do not submit another person's private information without authority. Do not send sensitive application documents through the scenario form. Review the Privacy Policy for information about the inquiry data flow.

The scenario-review acknowledgement asks us to review and respond to your request. It does not provide marketing or text-message consent. Optional messaging choices in the separate contact form remain separate, and marketing or text-message consent is not required to obtain financing. If you choose text messaging, message frequency may vary, message and data rates may apply, and you can reply STOP to opt out or HELP for help. Acceptable use

Use the site for lawful inquiries and analysis. Do not attempt to obtain another user's information, bypass security controls, interfere with the site, submit fraudulent inquiries or send automated spam. We may restrict abusive requests to protect the service.

Availability and third-party links

The site and its calculations may occasionally be unavailable or contain errors. Contact Dave if a result appears incorrect or a submission has an uncertain status. Third-party links are provided for convenience and do not guarantee the accuracy or availability of their content. Separate financing documents and provider terms apply to services obtained outside this inquiry site.

Changes and contact

The published page will identify its revision date. Material changes to how we collect or use inquiry information will be reflected in the Privacy Policy and relevant forms.
