Privacy Policy
Scope
This policy explains how information is handled when you visit DSCRLoanQuote.com, use its deal calculator, or request a scenario review from Dave Overholser at NEXA Lending. A scenario inquiry is separate from a formal mortgage application. If you later apply for financing, additional disclosures and a financial privacy notice may apply.
Information you provide
When you request a review, we collect the contact information you enter, including your name, email address and telephone number, together with property location and scenario details you choose to submit. A request that includes calculator figures sends your property value, financing assumptions, rent, expenses and modeled costs for review. We keep your inquiry, the resulting estimates, correspondence and applicable consent records.
Please do not enter Social Security numbers, bank account numbers, passwords, government identification documents or other sensitive application documents into this inquiry form. Contact Dave for the appropriate application process if those documents are needed.
Website and security information
Our website and service providers process technical information needed to deliver and protect the site, which may include your IP address, browser and device information, request timing and security verification results. The site uses an anti-bot verification service to help prevent automated abuse.
The scenario form uses temporary browser storage to remember a submission reference and its status and help prevent duplicate submissions. This storage does not contain the contact details or calculator figures themselves. Website hosting and embedded forms may use cookies or similar technologies needed to provide their services. Additional analytics or advertising features, if used, must be disclosed before activation.
The page also loads property imagery from external image hosts. When your browser requests those images, those providers receive the technical information associated with the request. External image resources and links are subject to their providers' privacy practices.
How information is used
We use submitted information to respond to your request, review your property scenario, keep an accurate record of the inquiry and your communication preferences, protect against abuse and duplicate requests, and meet applicable business and legal obligations. Calculator estimates and preliminary program screening support personal review; they do not establish loan eligibility or provide an automated approval or denial.
Who receives information
Dave and authorized NEXA personnel may access information to handle your request. We use service providers for website hosting, form and contact management, security verification and internal notifications, including HighLevel/LeadConnector and Cloudflare. Those providers process information to support these services. If you later ask us to pursue financing, information may be shared with financing participants as part of that separate process and its applicable disclosures. We may also disclose information when required by applicable law or legal process.
Submitting a scenario inquiry does not authorize distribution of your details to wholesale lenders or enrollment in their marketing lists. The site does not publish your scenario or its private program review.
Mobile information and text-message consent will not be shared with third parties or affiliates for their marketing or promotional purposes. Text-message opt-in information and consent may be provided to providers needed to deliver authorized text messages. Inquiry information is not sold by this website's submission service.
Contact and messaging choices
Requesting a scenario review asks Dave to respond to that inquiry. It does not enroll you in marketing or text messages. The existing contact form offers separate optional choices for non-marketing and marketing text messages; only the choices you make apply. Text-message consent is not a condition of obtaining financing. Message frequency may vary, and message and data rates may apply to an authorized messaging program. You can reply STOP to stop text messages or HELP for assistance, or contact Dave to change your preferences. Other applicable consent language is shown where you make a messaging choice.
Retention and security
We use access controls and other safeguards to protect information. No internet transmission or storage system can be guaranteed completely secure. Temporary server records used to prevent duplicate scenario submissions expire after seven days. This does not delete the inquiry, notes, consent or correspondence held in our contact management system. Those business records are retained as needed for the inquiry, applicable recordkeeping obligations and legitimate business purposes.
Your requests
Contact Dave to ask about information we hold, request correction, request deletion where permitted, or change communication preferences. We may need to verify your identity and may retain records where required or permitted by law. Applicable financial privacy disclosures may describe additional rights and exceptions.
Children and external sites
The site is intended for adults considering investment property financing. Do not submit information for a child. External links and services have their own privacy practices; review their policies when using them.
Changes and contact
We may update this policy when the site or its practices change. The published page will show its revision date.
